Investigative Analysis
Hoffmann Architects' investigative services provide owners and facility managers with an invaluable planning tool: an unbiased, critical assessment of existing exterior building conditions. This assessment can be used to verify the integrity of existing building envelope components, to provide factual data for building valuation prior to sale or purchase, or identify current and potential exterior rehabilitation needs for budgeting and planning purposes. 

When rehabilitation work is needed, this exterior conditions investigation and assessment forms the foundation for a comprehensive rehabilitative design solution, and enables the firm's architects and engineers to develop a realistic scope of work. 

Hoffmann Architects' professional staff conducts these comprehensive, on-site investigations to assess conditions in the facades, roofs, windows, waterproofing, and structural systems of existing buildings, parking structures, plazas/terraces, and historic structures. 

A typical investigation, documented in a detailed technical report, includes the following: 

  • verification of the current condition of a building's exterior components
  • coordination of testing procedures and laboratory analysis, including environmental testing for asbestos and lead paint
  • review and analysis of original design and construction documents and other building-related information
  • identification of problematic and potentially problematic conditions, including those caused by water infiltration, construction failure, end-of-useful-life-span of specific building materials, and the ravages of time
  • assessment of the probable causes of any problematic conditions
  • a prioritized schedule of recommended repair
  • an estimate of probable costs to remediate those problematic conditions
